   Planning Department Case Log

 

 AP-10-10: Woodwind Glen PD Amendment (In Progress)

 

PD located north of 10 Mile, between Chubb and Currie Roads.

 

Applicant wishes to convert from quadplex to single-family, resulting in the reduction of the number of units.

 

At their meeting on August 9, 2010, the Planning Commission scheduled a public hearing for September 13, 2010 at 7:00 p.m.

 

 

 AP-10-09: Tanglewood PD - Grenelefe West - Front Setbacks Modification (In Progress)

 

PD located at the southeast corner of Ten Mile and Currie Road.

 

Applicant wishes to change the current front yard setback from 40' to 30'.  

 

At their August 9, 2010 meeting, the Planning Commission recommended approval of the amendment to the Township Board.  The Board will consider this case at an upcoming meeting. 

 

 

 

AP-10-08: Fence Ordinance (In Progress)

 

A sub-committee was formed at the Planning Commission's meeting on May 17, 2010 to consider making amendments to the current fence ordinance.  The sub-committee consists of Lise Blades, John Dolan, Carl Towne, and the Township Planner (Chris Doozan). 

 

At their August 9, 2010 meeting, the Planning Commission recommended approval of these amendments to the Township Board.  The Board will consider this case at an upcoming meeting.

 

 

 

AP-10-07: Belle Tire (Approved)

 

Property located at the southwest corner of Lyon Center Drive West and Milford Road.  Parcel ID number 21-04-201-018.

 

Applicant is proposing to construct a 10,000 square foot building to house a Belle Tire store.

 

At their meeting on June 14, 2010, the Planning Commission recommended approval subject to the conditions of the Township Planner's review letter.

 

 

 

AP-10-06: Saddle Creek PD Amendment (In Progress)

 

PD located on the west side of Pontiac Trail, north of 11 Mile Road. 

 

An amendment to the PD Agreement is being proposed to allow temporary agricultural use of the undeveloped portions of the property until such

time as work on site improvements for the undeveloped portions begins.  The parcel ID number the use would take place on is 21-18-200-009.

 

At their June 14, 2010 meeting, the Planning Commission recommended approval of this amendment to the Township Board.  At their August 3, 2010 meeting, the Township Board tabled this case until September 7, 2010.

 

 

 

AP-10-05: Amendment to the Zoning Ordinance - Rezoning Sign Requirements (In Progress)

 

An amendment to Section 9.03, Sub-section B is being proposed. 

 

Currently, rezoning signs must be posted no later than 21 days prior to a public hearing.  This amendment would change the requirement to 15

days, which would put the Township in line with what the State requires for notification.

 

At their June 14, 2010 meeting, the Planning Commission recommended approval of this amendment to the Township Board.  The Board will consider this case at an upcoming meeting.

 

 

 

AP-10-04: Amendment to the Zoning Ordinance - Allowable Use (Approved)

 

An amendment to Article 12.00, General Provisions, Section 12.02, Allowable Uses is being proposed.  The proposed Sub-section F would

read as follows:  "Uses for enterprises or purposes that are contrary to federal, state or local laws or ordinances are prohibited."  The purpose of this amendment is to deal with medical marijuana uses in the Township.

 

At their May 17, 2010 meeting, the Planning Commission recommended approval of this amendment to the Township Board.  The Township Board approved this amendment at their June 7, 2010 meeting.

 

 

 

AP-10-03: The Villas at Crystal Creek II - Minor Amendment to the PD Agreement (Approved)

 

PD located on the north side of 11 Mile Road, west of Milford Road.

 

Applicant requested that the rear setback be reduced from 35 feet to 25 feet. 

 

This request was approved by the Planning Commission at their meeting on April 12, 2010.

 

 

 

AP-10-02a: Tractor Supply Company - Site Plan Review (Approved)

 

Property located on the north side of Lyon Center Drive, west of Milford Road, in the Lyon Crossing PD.  Parcel ID numbers 21-04-201-027 (Unit 10) and part of 21-04-201-028 (Unit 11).

 

Applicant is proposing to construct a 19,097 square foot building to house a Tractor Supply Company store.  In addition, there will also be 22,018 sq. ft. of outside display and storage.

 

The Planning Commission approved this site plan at their meeting on May 17, 2010. 

 

 

 

AP-10-02b: Tractor Supply Company - PD Amendment - Lyon Crossing (Approved)

 

PD located along Lyon Center Drive West and Grand River Avenue, west

of Milford Road.

 

Amendments to the Lyon Crossing PD Agreement are being requested to better accommodate the proposed Tractor Supply Company store.  The proposed amendments would:

 

-Allow the dumpster and dumpster screening to be located less than 10 feet from the building. (This item has been removed, as it violates Fire Code).

 

-Allow outdoor display of merchandise that is for sale.

 

-Allow 100% split face block on the east and north outside walls.

 

-Allow 100% split face block on the west and north side outside walls of the raminder of Unit 11 and Units 12 through 15, inclusive, of Lyon Crossing Retail Condominium.

 

-Allow 100% split face block on the west outside wall of Lyon Crossing Retail Condominium.

 

At their May 17, 2010 meeting, the Planning Commission recommended approval of these amendments to the Township Board.  The Township Board approved the first reading at their meeting on June 7, 2010.  A second reading was held at a special meeting on June 21, 2010.

 

 

 

AP-10-01: Torakis & Noricks Rezoning Request (Approved)

 

Property located on the west side of Pontiac Trail, north of Eight Mile Road.  Parcel ID numbers 21-31-200-003, 21-31-200-004, 21-31-200-005, and 21-31-200-006.

 

Applicant is requesting to rezone approximately 55 acres from R.1-0 (Residential-Agricultural District) to to B-2 (Community Business District) and RM-2 (Multiple Family Residential). 

 

A public hearing was opened at the Planning Commission's meeting on 

April 12, 2010 and was held open until a special meeting on April 26, 2010 at 7:00 p.m.  At this meeting, the Planning Commission made a recommendation to the Board of Trustees to approve the rezoning request.

 

The Board approved this rezoning request at their meeting on June 7, 2010.
